Tucson Rental Homes
was founded in 1982, in Tucson, Arizona. We build single
story, detached, Southwestern Styled Rental Homes that
reflect the charm and heritage of the Southwest together
with a private enclosed yard to enjoy the beautiful
Sonoran Desert. And, most importantly, we blend it with
caring, professional management. In short, we offer a
unique and affordable Rental alternative to the cramped
lifestyle offered by the typical 2 or 3 story, stacked
Apartment currently available in Tucson.
Essentially, we
build Fine Custom Homes. But, they’re not for sale, we
rent them. We build four models. The Hacienda, a 3
bedroom, 2 full bath home. The Casa Grande, a 2 bedroom,
2 full bath home. The Casita, a 2 bedroom, 1 full bath
home. And, finally, our “Guest House”, a 1 bedroom, 1
full bath home.
Our non-traditional
building background has turned out to be our greatest
asset. Not having pre-conceived and typical ideas of
design, we invite our residents over, on a regular
basis, to participate in focus groups. We listen
carefully and our design, which is all done by us
internally, from site, to interior and exterior
elevations, flows from listening carefully to the needs
of our residents. Typical rental housing is generally
born out of complex financial manipulation to create
maximum profit. Our homes are designed to satisfy the
needs and desires of our residents. Period.

For the past quarter
of a century, we have taken a responsible and neighbor
oriented approach to building small, high quality
communities in Tucson. We have worked hard to try and
set an example for responsible development. The
cornerstone of our concept is to build communities that
can be enthusiastically supported by neighborhoods, City
Council, Board Of Supervisors, and most importantly by
our diverse and broad cross section of wonderful
residents.
We have gained the
trust and support of a variety of neighborhood
associations in Tucson by embracing a neighbor-oriented
approach to building high quality communities in Tucson.
Each one of our projects takes into consideration the
unique characteristics of the adjacent neighborhood and
generally involves density reductions and a host of good
neighbor policies. Tucson National Casitas was built on
a very special property, just across the street from the
Tucson National Golf Course. After carefully listening
to the neighbors and voluntarily offering to reduce the
density by 70%, we received 100% support from 3 adjacent
neighborhood associations. Our most recent appearance
before Mayor and Council resulted in unanimous approval
from not only the large group of neighbors that showed
up to support us, but from the Mayor and the entire
council as well. These are thrilling moments for us.
The main obstacles we
have had to overcome involved convincing the finance
community to look at a project over a long period vs.
the typical build and sell product. Although there are
wonderful, dedicated, hardworking individuals on the
City and County development services staff, the Land Use
Codes are written to encourage and accommodate the more
typical stacked apartments. So, our design, which is out
of the norm, runs into many obstacles and consequently
long and expensive delays, which can be very difficult
and challenging.
The qualities we look
for in land are driven by our desire to provide
convenient, excellent locations for our residents to
enjoy a high quality of life while balancing that with
our sensitive commitment to our environment. Our newest
project for example was selected because it is located
outside of Critical Habitat for the Cactus Ferruginous
Pygmy Owl. We did not purchase the property until we
were certain that not only was it outside of Critical
Habitat, but that our numerous voluntary surveys,
performed over three years, by two state certified
Biologists, confirmed that no owls or other bird species
were present.
Although there is a
need for our homes, the development of multi story
rental units will continue to outpace us because it’s
what the finance institutions expect, local Land Use
Codes encourage and accommodate, and it’s most
profitable. Our philosophy of working diligently to
design a unique single story home with a private yard
for our residents, while satisfying the needs of
neighbors, local officials, and City & County staff,
requires time consuming, meticulous planning to persuade
others to embrace a unique alternative to the status
quo.
We care deeply about
the human side of our business. Our low profile and
Southwestern designed homes, created to harmonize with
the beautiful Sonoran Desert, will be here for many
years. It’s important to us that our communities reflect
nicely on our home, Tucson, and enhance the beauty of
our great city. Our communities have been embraced with
enthusiastic support from all elements of our community
and it’s a great source of pride for us.
